LEED Certification
The best buildings · spaces use LEED
Leadership in Energy & Environmental Design · LEED is the world’s most widely used rating system and voluntary Green Building Certification for resilient, efficient, and cost-effective sustainable buildings · spaces.
The built environment is responsible for 42% of annual global GHG emissions, so the Real Estate industry is well placed to play a leading role in Decarbonising our planet.
The NEW version 5 of LEED is here!
LEED v5 is about building a better future, designed to drive the Real Estate towards a Near Zero Carbon reality promoting the wise and safe use of all resources through regenerative design. At its core - 3 Key Impact Areas:
-
Delivering low-carbon buildings · spaces by targeting emissions reductions across all aspects of the project lifecycle: embodied carbon, operational carbon, refrigerants & transportation.
-
Promoting biodiversity by emphasizing strategies that limit environmental degradation & contribute to the restoration of ecosystems, ensuring that our built environment exists harmoniously with nature.
-
Integrating human-centred strategies that improve health & well-being, equity & inclusion for building · space occupants and their communities, making projects not just environmentally friendly but also people friendly.
The LEED Rating System
The U.S. Green Building Council · USGBC helps buildings · spaces thrive by developing the LEED Flashship program.
A comprehensive solution that helps project teams achieve their ESG & Sustainability goals. With Tiaki, design, construction and O&M teams can confidently navigate the complex LEED Rating System and deliver environmentally responsible and economically efficient buildings · spaces.
Existing projects apply LEED O+M to recognise top sustainable strategies for its Operations & Maintenance.
New Construction & Major Renovations, Core & Shell and Fit-out projects apply LEED BD+C or ID+C to recognise top sustainable strategies for its Design & Construction.
LEED operates on a points-based system: 110 points are available in each project Scorecard.
After ensuring compliance with the Minimum Program Requirements · MPRs and the LEED Prerequisites, projects are eligible to achieve:
Certified: 40-49 points
Silver: 50-59 points
Gold: 60-69 points
Platinum: 80+ points
Points are awarded to building · spaces by pursuing flexible LEED Credits in 8 main Categories + Innovation:
Integrative Process, Planning & Assessments · IP
Location & Transportation · LT
Sustainable Sites · SS
Water Efficiency · WE
Energy & Atmosphere · EA
Materials & Resources · MR
Indoor Environmental Quality · EQ
Project Priorities · RP
Innovation · IN
All LEED Strategies are third-party verified by GBCI through documentation during a combined/split review.
A wise Sustainable Investment!
LEED-certified assets are proven to drive return on investment and greater future earning potential:
21.4% higher average market sales price per surface over non-LEED assets.
