The WELL Building Standard
The International WELL Building Institute · IWBI helps people thrive by developing the WELL Building Standard.
WELL v2 is a vehicle for Real Estate organisations to deliver more thoughtful and intentional spaces that enhance human health & well-being. A library of > 500 evidence-based, design, policy and operational Features.
WELL v2 projects fall into one of 2 main groups:
Owner-occupied: The project is mainly occupied by the Project Owner (which may be different than the Building Owner).
WELL Core: The Project Owner occupies a small portion of the project area and rents/leases most of the space to one or more tenants.
WELL v2 operates on a points-based system: 110 points are available in each project Scorecard.
After ensuring compliance with the WELL Preconditions (none for Residential) projects are eligible to achieve:
Bronze: 40-49 points
Silver: 50-59 points
Gold: 60-69 points
Platinum: 80+ points
Points are awarded to building · spaces by pursuing flexible WELL Optimisations in 10 Concepts + Innovation:
All WELL Features are third-party verified by GBCI through documentation and/or performance testing.
The Performance Verification is carried out by an authorised WELL Performance Testing Agent · PTA from a Performance Testing Organisation · PTO, who usually spend one to three days on the project validating the WELL documentation, taking on-site photos, conducting performance tests, spot-checks, measurements covering all WELL Concepts pursued in the Roadmap.

Key Steps:
1) Find out your starting point with a Pre-Assessment.
2) Register your project with the IWBI at WELL platform, and pay the flat Certification fee per building.
3) Follow Tiaki’s Roadmap to meet the WELL v2 criteria: co-develop your Strategy with our WELL APs and experts.
4) Submit your WELL documentation for GBCI review, and pay the Certification fee depending on the WELL solution.
5) Submit your Performance Verification for GBCI review, a WELL Performance Testing Organisation · PTO is required.
6) Exhibit transparency thanks to the WELL Directory!
